A backyard build is a major investment, and you deserve to know exactly what is backed and for how long, before you sign. That is why every Morales Outdoor Living project includes a written workmanship warranty from us plus the full manufacturer warranties on the products we install, all documented and handed off to you at completion in your JobTread portal.
We are a licensed and insured Tennessee contractor (#77919), and we would rather earn your trust with clear terms than vague promises. Here is exactly what we cover.

Many outdoor-living and pool builders in our area do not publish a warranty at all. We put ours in writing, in plain terms, before you ever sign.
Coverage by Project Type
Different builds carry different coverage. Here is the straight breakdown for each.
Gunite & Custom Pools
Workmanship: 1 year on all labor and installation, from the date of substantial completion.
Gunite shell (structural): 3 years against structural defects caused by our workmanship.
Interior finish bond: 3 years against bond failure of the plaster, pebble, or aggregate finish from the shell.
Equipment: Covered by each manufacturer's warranty. We hand off all documentation at completion.
Fiberglass Pools
Workmanship: 1 year on installation, plumbing connections, equipment mounting, coping, and hardscape.
Fiberglass shell: Backed by the manufacturer (Imagine Pools) structural warranty. Our installation of the shell is covered by the 1-year workmanship warranty.
Equipment: Covered by each manufacturer's warranty (pumps, filters, heaters, automation, lighting, salt systems).
Pool Remodels & Renovations
Workmanship: 1 year on the new work we perform. It does not extend to the existing shell, plumbing, or equipment we did not replace.
Interior finish bond: 3 years on a new full replaster or aggregate finish when that is part of your scope (the new finish only, not the existing shell beneath).
Tile & coping: 1 year on installation workmanship.
Equipment: Covered by each manufacturer's warranty, with documentation handed off at completion.
Hardscape & Outdoor Living
Patios, driveways, walkways, retaining walls, outdoor kitchens, decks, pergolas, pavilions, aluminum covers, fire features, and turf.
Workmanship: 2 years on all labor and installation, from the date of substantial completion.
Materials & products: Covered by each manufacturer's warranty. For example, Trex, TimberTech, and AZEK decking carry 25 to 50 year fade and stain warranties.

Imagine Pools
Fiberglass pool and spa shells, structural manufacturer warranty.

Engineered aluminum patio covers and louvered roof systems.
Trex / TimberTech / AZEK
Composite and PVC decking, 25 to 50 year fade and stain coverage (AZEK lifetime).

Pumps, filters, heaters, automation, lighting, and salt systems.
What Is Not Covered
An honest warranty is clear about its limits. These are the things no builder can reasonably warrant, and we would rather tell you now than at a service call.
Fading, discoloration, oxidation, staining, chipping, crazing, or cracking of plaster, gel coat, tile, coping, or concrete caused by water chemistry, weather, UV exposure, improper chemical use, or normal wear.
Color or shade variation in tile, plaster, stone, coping, or other natural materials. These are inherent characteristics, not defects.
Aesthetic variation in hand-applied finishes such as plaster, pebble, or stucco.
Cracks, settling, chipping, or discoloration in concrete, coping, masonry, hardscape, or decking caused by ground movement, soil conditions, freeze-thaw cycles, or acts of God.
Damage from failing to properly maintain the pool, including improper or delayed chemical startup.
Pool flotation caused by rising groundwater from any source.
Damage caused by draining the pool without refilling within 48 hours.
On a remodel, any portion of the existing shell, plumbing, equipment, or structure not replaced or modified under the agreement, including tile or coping bond failure from existing shell movement.
Work performed by others that alters our work, or anything outside the agreement.
Abuse, misuse, neglect, acts of God, or modifications made by the owner after completion.
Problems arising from subsurface or soil conditions, including expansive soil, subsidence, earthquake, or ground movement.
All warranties are non-transferable and are void if any payment due remains unpaid or if the post-construction care instructions are not followed. Following your care guide, especially proper water chemistry, is what keeps your coverage intact.

What is the warranty on a new gunite pool?+
A new gunite pool carries a 1-year workmanship warranty on all labor and installation, a 3-year structural warranty on the gunite shell, and a 3-year interior finish bond warranty on the plaster, pebble, or aggregate finish. Equipment is covered by the respective manufacturer warranties.
What is the warranty on a fiberglass pool?+
A fiberglass pool carries a 1-year workmanship warranty on our installation, plumbing, equipment mounting, coping, and hardscape. The fiberglass shell itself is backed by the manufacturer (Imagine Pools) structural warranty, and equipment is covered by its own manufacturer warranties.
What does the warranty cover on a patio, deck, outdoor kitchen, or turf project?+
Hardscape and outdoor-living projects carry a 2-year workmanship warranty on all labor and installation. Materials are covered by their manufacturer warranties, for example 25 to 50 year fade and stain coverage on Trex, TimberTech, and AZEK decking.
What is not covered by the warranty?+
In short: normal wear, weather and chemistry-related fading or cracking, color variation in natural materials, ground or soil movement, and damage from missed maintenance such as improper chemical startup. We list the full exclusions on this page so there are no surprises.
Is the warranty transferable to a new homeowner?+
No. The warranties are non-transferable, and they are void if any payment due remains unpaid or if the post-construction care instructions are not followed.
